Architect’s Design Fees
Our full architectural service would typically be a minimum of 8% of the construction cost; therefore on a €240,000 (plus the applicable VAT rate) new build bespoke dwelling house design; our architectural fee for RIAI Work Stages 1-4 inclusive would be in the region of €19,200 excl. VAT & expenses.
Architect’s Payment for Work Stages 1-4 are broken down as follows ;
- Initial Concept Sketch Design 25%
- Developed Design & Planning 30%

- Detail Design & Working Drgs 25%
- Construction and Certification 20%
Typical design fee’s for an extension project up to €400,000 vary between 10-14% of the contract sum (plus the applicable VAT rate).
Our fee for 3D presentation renderings is extra and typically costs €1,000 each excl. VAT & expenses.
Fee’s for a limited service, based on the anticipated work involved and estimated time spent on a project may be fixed, subject to the RIAI Client / Architect Provision of Architectural Services Agreement 2018.
